Demystifying the Rental Process

Finding your next rental doesn't have to be stressful

Whether you're relocating for work, downsizing, or just want the flexibility renting offers, having a knowledgeable agent in your corner makes all the difference. From narrowing down neighborhoods to understanding application requirements, we help make the process feel manageable from the very first search to the day you get your keys.

Step One:

Determine your budget

Before you start touring properties, it helps to know what you can comfortably afford, including rent, utilities, and any pet or parking fees. Gathering your documents ahead of time such as pay stubs, a photo ID, proof of income, and references from previous landlords will help your eventual application move faster.

If you'll have a co-signer or roommates on the lease, they'll need to have their documents ready too, since most landlords require every adult on the lease to complete their own application.

Budgeting for Your Rental

A little planning now saves a lot of stress later. Here's what to factor in before you sign.

The 30% Rule

Aim to keep rent at or below 30% of your gross monthly income, adjusting for your other debts and savings goals.

Security Deposit

Plan for a deposit equal to roughly one month's rent, plus any application fees due at signing.

Utilities & Extras

Confirm which utilities are included in rent, and budget separately for the ones that aren't.

Step Two:

Search and tour properties

Since we don't have a live rental search on our site, the fastest way to see what's available is to connect directly with one of our rental agents. We'll walk you through current listings that match your budget and needs, and set up tours around your schedule.

Step Three:

Submit Your Application and Get Screened

Once you've found the right place, you'll complete a rental application covering your identity, income, employment, and rental history, along with written consent for a background and credit check.

The landlord or property manager will review your credit, rental history, and references to confirm you're a good fit. This step typically takes one to three business days, so having your documents ready in Step One really pays off here.

It's common to be asked for a bit more information or clarification during this stage, so don't be alarmed if you get a follow up call or email.

Step Four:

Sign the lease and move in

Once your application is approved, you'll review and sign the lease agreement, pay your security deposit and first month's rent, and confirm your move-in date.

Before you get your keys, take photos of the property's condition and note anything you'll want documented for your move-out inspection down the road.
